Hi Guys, This is my first time on this site,I recently bought a 3 bed duplex in adamstown castle it a D2 TYPE circa 1335 sq feet.Does anyone have an idea what the annual management fee is.With regard to car parking spaces its going to be choatic in the early days with deliveries and trades persons let alone family members and friends wanting to see your new property.

3 bed duplex with own door access = 974.63 (D2?)
3 bed duplex with shared access = 1334.87
These prices aren't guaranteed , the Management Company is ODPM (O'Dwyer Property Management) and is based on 658 units in Phase 1a,b,c & d.
I think it would be very useful if everyone posted the purchase price paid for each unit type so that we can all compare prices paid!.
I paid 340k for an A1 type 2 bed duplex!

Hi Erica,
I paid 345 for a 2 bed duplex type A, which is slighty smaller than the A1. When did you buy yours.

Hi Dermot and welcome to the forum,
Congrats on your purchase. The car park should work out ok, the residents will most likely be moving in on a staggered basis because everyones closing date is different.

I'm confused where you got 974 sq feet from as I have the Floor plans in front of me and can't see any for that size.2

Their is only 1 type of D2 type which is 1334 sq feet which is on 2nd and 3rd floor.I'm confused where you got 974 sq feet from as I have the Floor plans in front of me and can't see any for that size.2 bed apt D & D1 are apartments ? Duplex d2 is on page 19 of floor plans.
She's not talking in sq ft - it's euro's! I think that's what Erica heard that the management service fee will be.

I signed my contract last week. I bought an E type apartment and I need to pay €1140 for managment charges.

Congrats on your Type E Apt!
What floor is your apt on & what price did you pay?
Did you get a Front Window & Kitchen Window in your Living Room?
Type E Apartments Management Charge (25 Apartments) is 1764.66 (458.66 Budget A + 1306 Budget B) in the "Summary of Charges" sheet issued with the Contracts! High cost is due to Lift Maintainence & Electricity charges etc.
Communal parking is anywhere nearby really on a first come first served basis.
All 658 units in phases 1a,b,c&d have to pay 458.66 for Budget A plus an additional budget depending on the property type. (Higher charge for shared access etc).

I switched an earlier booking for the A1 which I prefered. The A1 is a Mid Terraced. Is your 345k an end of terrace or located on a higher floor?

I'm due to sign & return contracts this week for a mid terrace A1 however I would prefer an end of terrace!
If you are definately pulling out please let me know the unit address to see if I can get Gunnes to "swop" my A1 mid terrace for your A end of terrace for the extra 5k i.e. it hasn't already been resold to someone else.
Are you considering a different unit type in Adamstown or a different location instead?
What completion date do you have for the A type?
Planning Application Notices for 2 Post Primary Schools & 166 Units in Phase 2 have just been erected at the Adamstown Castle entrance so the SDZ proposed amendment must have gone through OK ( relocation of Schools & leisure centre /swimming pool.sport facilities / housing).
P.S There was a lovely J1 (3 bed duplex @ 375K) cancellation available last wednesday, 32 Castlegate Square ,next door to the J1 showhouse with the nice big Lime Tree & Green behind! Already built with completion date Summer 2007/when the marketing area is closed.

Mine is a 2-bed duplex (M1-type) and I'm asked to pay 1135 Euro for the 1st year management fee before closing the sale. I want to check with those who moved already whether it is the same amount being charged by the builders for duplex homes/apartments.

Yes, that sounds about right. I've a (B2 type) 3 bed duplex and it was a bit more than that again.

I paid €350 for 3 bed duplex in Adamstown Square but it wont be completed for another 18 months. ODPM are crap, Wyse are much better

We bought a three bed duplex J1 for €375 ( 1184 sq ft). We were told that the mgmt fees were around 940 or so. Just wondering does this fee have to be paid on signing the contracts. I have been reading some of the other threads regarding the mgmt company and their lack of care, dont want to pay money over and find that things are not being done.
